What is a HERS Score?

Updated: 4 days ago

If you're considering ways to improve your home's energy efficiency, you've likely come across the term HERS Score or HERS Rating.

But what does it mean, and why is it important for homeowners?

Understanding your Home Energy Rating System (HERS) Score can help you save on

  1. Energy costs

  2. Qualify for rebates

  3. And even increase your home's value.

Understanding the HERS Score

The HERS Index, developed by resent, is a nationally recognized energy efficiency rating for homes. The index ranges from 0 to 150, where a home is assessed and compared based on its energy performance then given an energy efficiency score.

Vertical energy scale with color gradient from green (0, less energy) to red (150, more energy). Highlight at 100 in orange.

  • 0 represents a net-zero energy home, meaning it produces as much energy as it consumes.

  • 100 is the baseline score, based on a standard new home built to 2006 energy codes.

  • Older, less efficient homes typically score above 100, while modern energy-efficient homes score lower.

Each point on the scale represents a 1% difference in energy efficiency compared to the standard reference home. A lower score means a more energy-efficient home, leading to reduced utility costs and a smaller carbon footprint.

What’s a Good HERS Score?

  • 0-50 → Extremely energy efficient, potentially net-zero.

  • 51-85 → Above average, meets modern energy codes.

  • 86-100 → Standard efficiency, comparable to newer homes.

  • 100+ → Older homes with room for improvement.

Why Does the HERS Score Matter?

Your HERS Score isn’t just a number—it impacts your comfort, energy savings, and resale value. Here’s why it’s important:

For Homeowners:

  1. Lower utility bills—more energy-efficient homes cost less to operate.

  2. A comfortable home—better insulation and air sealing mean consistent indoor temperatures.

  3. Access to rebates & tax incentives for energy-efficient upgrades.

For Homebuyers & Sellers:

  1. Homes with lower HERS Scores are more attractive to buyers.

  2. Higher resale value due to improved efficiency and lower operating costs.

  3. Transparency on home energy performance before purchase.

For the Environment:

  1. A lower HERS Score means less energy waste and lower carbon emissions.

  2. Helps communities move towards more sustainable energy use.

How is a HERS Score Calculated?

As certified HERS Raters, we conduct a home energy audit to determine the score. The evaluation includes:

  • Blower door test to measure air leaks.

  • Duct leakage testing for HVAC efficiency.

  • Insulation and window performance review.

  • Energy use simulation based on home systems and appliances.

After the assessment, the rater provides a detailed report with your HERS Score and recommended energy improvements.

How Can You Improve Your HERS Score?

If your home has a high HERS Score, there are steps you can take to boost efficiency and lower energy costs:

  • Upgrade insulation and seal air leaks.

  • Install high-efficiency HVAC systems.

  • Replace old windows with energy-efficient models.

  • Use ENERGY STAR appliances.
